Among all the chosen relocation sites only three sites
are under process of development i.e. Rawalvadi site, R.T.O.
site and Mundra site.
Eligibility for acquiring land in any
relocation site:
People whose houses suffered either G-5 category destruction
or whose lands were to be completely or partially acquired
by the Town Planning, had options to surrender their land
with the government. Such surrender would get 100 sqmt.
land in any relocation site, if the original land was less
than or equal to 100 sqmt. in gamtal area. The entitlement
increases to 125 sqmt, 150 sqmt, 200 sqmt, if the original
land was more than 100 sqmt. in gamtal area.
Every allotees has freehold (i.e. absolute ownership of
the allotted land) gets SANAD (Property Card) and is free
to sell it.
Apartment owners of destructed or unsafe buildings are
similarly entitled for land in relocation sites on production
of ownership and domicile proofs. Certain conditions as
stipulated below are applied to it.
1. Land shall not be used for any purpose other than residence.
2. Allotted plot or house constructed on it could not be
sold for five years.
3. While transferring or selling off the land, the owner
shall seek permission from BHADA, and if it is sold before
ten years 75% premium and if it is sold between ten to twenty
years 50% premium and 25 % premium shall be given to BHADA
if it is sold after twenty years.
COMMUNITY MEETINGS AT THE RELOCATION
SITES:
To give boost to the process of reconstruction at the relocation
sites, regular community meetings had been called, besides
the meetings though contact with individual community groups,
the problems being faced by the respective groups had been
understood and possible solutions wre worked out. These
meetings had been organized by Gujarat State Disaster Management
Authority Camp Office and have been chaired by the Collector
as well as BHADA officials. Through the City Resource Center
(a joint effort of GSDMA & BHADA,) efforts were made
to regularly reach out to people and resolve their reconstruction
related issues.
